Eligibility

Who can apply, and what we look at when you do.

Who can apply for rent-to-own with Select Home?

Select Home is designed for individuals who are formally employed or self-employed, families and other eligible applicants who want to move beyond long-term renting and work towards owning their home. Applicants must have verifiable income and be able to comfortably manage the agreed monthly payments. You do not need to be eligible for a traditional mortgage or to own property to apply.

Is there a minimum income requirement?

There is no single minimum income requirement for all rent-to-own homes. The income required will depend on the home you choose and whether the agreed monthly payment is affordable based on your verified income and financial circumstances.

What identification and documents do I need to apply?

Applicants will need to provide a valid Eswatini ID or passport, proof of verifiable income and proof of residence. Additional documentation may be required depending on how you earn your income. For example, business applicants may be required to provide documents such as Form J, Form C and recent bank statements as part of the verification process.

Can I apply jointly with a spouse or family member?

Joint applications are supported and can strengthen your affordability assessment. Both applicants are named on the agreement and both payment records count towards the ownership pathway.

Payments

How your monthly amount works and what it builds towards.

How does my rent build towards ownership?

Your monthly payments contribute towards the purchase price from your very first payment. From year 10, you may exercise your option to purchase and request a settlement quotation in accordance with your agreement.

What do I need to pay to start my Select Home agreement?

A non-refundable option fee equal to three times the first month’s rent is required to secure your opportunity. This fee is deducted from the purchase price if you exercise your option to purchase.

What happens if I miss a payment?

If you are unable to make a scheduled payment, contact us as soon as possible. Missed or late payments are dealt with according to the terms of your agreement.

Can I pay extra to reach ownership sooner?

No. Additional payments cannot be made to accelerate the purchase before completing 10 years from the commencement of your agreement. From year 10, you may exercise your option to purchase and request a settlement quotation in accordance with the terms of your agreement.

Ownership

When the home becomes yours, and what that involves.

When can I own the home?

You have an exclusive option to purchase your home from the 10th anniversary of your Select Home agreement, provided the development has been registered as a sectional title scheme and the other requirements of the agreement have been met. You can exercise this option at any time from year 10 until the end of the 30-year term by giving written notice to Select Home.

How does the purchase process work?

Once you are eligible and choose to exercise your option, you give Select Home written notice. The purchase price is then calculated in accordance with the terms of your agreement, and a formal sale agreement is entered into. Once the required conditions have been met, including sectional-title registration, the transfer of the home can proceed. Transfer, conveyancing, registration and related costs are for the Tenant’s account.

Can I sell the home before I own it?

No. Until ownership has been transferred to you, the home remains owned by Select Home and you cannot sell or transfer ownership of the property. Your agreement also restricts the assignment or transfer of your rights under the agreement without Select Home’s prior written consent.

Do prices change while I am on the pathway?

No. Your monthly payment schedule is set from the start of your Select Home agreement, and you receive the full 30-year payment schedule from the beginning. This gives you certainty about what you will pay throughout your pathway to ownership.

Viewing & applications

Seeing a home and getting your application moving.

How do I book a viewing?

You can book a viewing through the “Book a Viewing” option on the relevant development page, contact the Select Home sales team directly on +268 7633 5386, or reach out to us on WhatsApp. Our office hours are 8 a.m. – 5 p.m. Monday to Friday and 8 a.m. – 12 p.m. on Saturdays. Our team will arrange a suitable time for you to view the available home and answer any questions you may have.

What documents do I need to apply?

You will need to provide a valid Eswatini ID or passport, verifiable proof of income and proof of residence. Additional documents may be required depending on how your income is earned. For business applicants, this may include Form J, Form C and three months of bank statements.

How long does the application process take?

The time required to process an application depends on the completeness of the information and supporting documents provided. Our team will review your application and contact you if any additional information or documentation is required.

Does applying commit me to anything?

No. Submitting an application does not commit you to entering into a Select Home rent-to-own agreement. You will only commit to the agreement once you have completed the application process, accepted the terms and signed the relevant agreement and paid the applicable option fee.

Answers are indicative for this concept; final terms are published by Select Home.
